LEGAL DESCRIPTION:

NW-9-40-16-W4 (158.01 acres)

SW-9-40-16-W4 (159.00 acres)

Consisting of 317 acres of productive pasture land with good water sources only 30 minutes northeast of Stettler, AB. This half section has a large dugout on the north quarter which is fed by the Paintearth Creek, and the south quarter has a dugout which is fed by runoff. These two quarters are perimeter fenced and cross-fenced (perimeter, east/west half mile dividing the quarters, and split again north/south on north quarter) increasing grass production and weight gain with rotational grazing. A new power line is planned to be constructed in late 2024 which would provide roughly $4,500.00 in yearly revenue as well as a new east fence. These two quarters will sell as ONE lot, have no acreages out, and could be broke and farmed.  If you are tired of searching for good pasture and losing rented land, look no further than these 317 acres of grass located in east central Alberta. Total county taxes: $293.09
