Legal Description: SW-15-32-26-W4M – 156.22 Acres

This land auction consists of an awesome pasture quarter located in Kneehill County, just south of Torrington, AB. This 156 acres of pasture offers perimeter fencing as well as extensive cross-fencing, with great water. There is a drilled water well (previously ran off a generator) and a large dugout with a solar pump, batteries, hose, and 2 large poly water troughs. This water can be accessed by livestock from the different paddocks fenced across the quarter. Access is also good off R.R. 263 on the west side and Twsp Rd 322 on the south side. There is an alley way, corrals, and squeeze chute that make it easy to gather, sort, and load cattle. Broadleaf weed herbicide (Grazon) was applied in the fall of 2024. There is also good oil revenue off this parcel and no acreages taken out. This is an awesome opportunity to own productive and hard-to-find pasture land located in the heart of Central Alberta. Visit Rosehill Live for more information, pictures, and drone footage at www.rosehillauction.com.

2025 Taxes: $351.74

2025 Oil Revenue: $450.00 + $3,112.61 + $2,596.00 = $6,158.61
