If the offer is not accepted by the owner the deposit will be returned to the purchaser. If lawyers determine title insurance is needed to close on time, then buyer and seller with split cost of title insurance evenly. If the purchaser fails to meet the terms of the contract the deposit will be forfeited as liquidated damages. The final bid will be subject to the approval of the vendor.
